How tall will the residential tower be?
The residential tower will be 113m tall, 35 storeys.
How many apartments are you proposing and what size will they be?
We intend to build around 450 residential apartments, in a range of sizes from studios to 4 bed apartments.
How many car parking spaces will there be?
There will be 194 residential car parking spaces, plus a further 31 public car parking spaces and seven car club spaces.
Local benefit
How many jobs will be created?
350 full time equivalent jobs will be created during construction and approximately 1,000 jobs will be created on the site once construction is completed. Of those 1000 jobs, around 470 will be retail jobs, so will include things like store managers, shop assistants and cashiers, 500 will be office jobs, including receptionists and cleaners as well as office workers for the occupying business and there will also be other assorted jobs such as working in the gym, security guards, concierges, running the crèche and working in the micro-brewery.
Will there be any new public space?
Yes, we will open up a new area of river walk that will be landscaped and managed to maximise biodiversity and will include a stepped area on the river bank where people can sit and enjoy the river. Our proposals also include 3 new public squares, which will be fringed with cafes and other active uses. One square will include an area for an outdoor market, such as in Covent Garden.
Will you preserve the heritage buildings?
Yes, conserving and breathing new life into the heritage buildings is central to our plans. The Stable Block will contain a restaurant with an outdoor seating area, like the Blue Bird Café on Kings Road. We will preserve the brewing history of the site by having a Micro-Brewery operating in the old brewery buildings along with a museum detailing the history of the site and displaying the coppers and the beam engine.
Transport
Are you doing anything about the gyratory?
We have been speaking to LB Wandsworth and TfL about the gyratory since 2006 and indeed have taken an active role alongside TfL to develop a scheme for reconfiguring the gyratory, and this was presented at the call-in Inquiry in 2009. We would like to see it replaced as we think it would improve the experience of people visiting the area to work and shop, as well as people living nearby, thereby contributing to the regeneration of Wandsworth Town Centre.
What provision has been made for cyclists?
The cycle superhighway in Ram Street provides direct access into the site and we are also advocating the use of the eastern side of the River Wandle through our site as a shared space for pedestrians and leisure cyclists. We will be providing over 1,000 new cycle parking spaces throughout the site for residents, employees and visitors to the scheme and space has been set aside to accommodate a Barclay’s Cycle Hire docking station in the future. Shower facilities are provided at basement level for use by office workers and shop employees to encourage cycling to work.
What will you be doing to improve the area for pedestrians?
We will improve access for pedestrians with a new signal controlled pedestrian crossing across Wandsworth High Street, linking the scheme to the existing Town Centre. The scheme itself will have 10 pedestrian routes into it and be a pleasant area to walk around, with a new area of river walk along the Wandle and 3 new public squares.
Consultation
Will you consult with residents again?
Following this consultation we will review the comments of local residents and update those who wish to be kept in contact on our progress. Our website will contain all the information available at the exhibition as well as an online questionnaire. We will let residents know when we submit our application and if there are any significant changes to the scheme, we will host a further exhibition once the application has been submitted.
How will you keep residents informed during demolition and construction?
We are experienced developing in sensitive Central London locations and are committed to keeping residents informed and being responsive to feedback as to how construction is affecting local people. We will set up a construction liaison group, the site manager will be available 24 hours a day and we will send out newsletters to keep local residents informed of our progress.
Timescales
What are your proposed timescales?
We are aiming to submit a planning application before the end of the year. If this is successful, we intend to start construction work in 2012/13, with completion some time in 2017.
